Maldives resorts name their rooms to sound special, and there is no official standard behind the words. A "villa" at one resort can be smaller than a "room" at another.
This glossary explains what each common name usually means, then shows how to compare categories properly. More stay guides sit in the resorts and stay choices hub.
What do the common room names mean?
The short answer: the name tells you the style, not the size. Use this glossary as a starting point, then check the resort's own fact sheet.
| Name | What it usually means | Watch for |
|---|---|---|
| Room or deluxe room | A room in a block, not standalone | Common at city hotels and value resorts |
| Garden villa | Standalone villa set back from the beach | Short walk to sand |
| Beach villa or beach bungalow | Standalone villa on the sand | "Bungalow" often means an older, smaller unit |
| Water villa, overwater villa, lagoon villa | Villa on stilts over the lagoon | "Lagoon villa" is sometimes used for beach villas |
| Pool villa | Any villa with a private pool, beach or water | Pool can be a small plunge pool |
| Suite | Larger unit with a separate living area | Can be in a building, not standalone |
| Residence | Multi-bedroom villa, often with pool and staff | Priced per residence, not per bedroom |
| Sunset or sunrise prefix | Direction the villa faces | Sunset usually costs more |
Why do two "beach villas" cost so differently?
Because the label hides the variables that drive price. Floor area, pool, orientation, distance from the restaurant and the resort's brand all move the rate.
Holiday.com.mv's 2026 bands show the spread: mid-range beach villas from about USD 300 to 550 at four-star level and about USD 500 to 1,100 at five-star, overwater villas about USD 800 to 1,800, and ultra-luxury villas USD 2,000 to 6,000 or more, per night before tax.
How do you compare categories like with like?
Line up each candidate room on the same six points. This is the single most useful step before you accept a quote.
| Check | Resort A | Resort B |
|---|---|---|
| Floor area in square metres | ||
| Bedrooms and bathrooms | ||
| Maximum adults and children | ||
| Private pool and its size | ||
| Beach, water or garden location | ||
| Walking distance to main restaurant |
Most resorts publish floor area and occupancy on their room pages. If a quote does not show the category name exactly as the resort lists it, ask for it, because packages sometimes use generic names.
What is a residence, and when is it worth it?
A residence is a villa with two or more bedrooms, usually with a pool, living area and sometimes dedicated staff. It is priced per residence, so it can work out reasonable for a large family or two couples.
For example, Conrad Maldives Rangali Island lists a two-bedroom Ocean Pavilion that it says can accommodate a family of six. For families of five or more, compare one residence against two connecting villas, as covered in Maldives for a family of five: room and occupancy checks.
Which category gives the best value?
For most couples, the best value is the entry category that still has the one feature you care about. If you want to swim from the room, an entry water villa beats a premium beach villa.
If you will spend days on excursions, a garden or beach villa leaves money for activities. Packages also matter: AF Travel's Le Meridien Thilamaafushi package uses the lagoon villa category with full board, from RM7,936 to RM8,956 per adult twin sharing depending on dates (checked 11 October 2026).
How do room names affect the price you see?
Package prices are usually quoted for the lowest category. Upgrading inside the same package can add a large per-night supplement.
Before you compare two packages, confirm both use the same category level. A cheaper package may simply use a garden villa while a dearer one uses a water villa.
Do taxes change with the room type?
The percentage taxes rise with the room rate, because the 10% service charge and 17% tourism GST are charged on the price. Together they add about 28.7%, so a USD 500 difference between two categories becomes about USD 643 once taxed.
Green Tax does not change with the room. It stays at USD 12 per guest per night at a resort, whether you sleep in a garden villa or a residence, and children under two are exempt.
That means a residence shared by six people spreads the room cost widely, but each guest still pays the same Green Tax. Count every guest when you compare one residence with two smaller villas.
Who should care most about room type?
Honeymooners and families care most, for different reasons. Couples usually want privacy and view, families need occupancy and safe layouts.
Travellers who mainly want reefs, diving or local islands can usually take the entry category and spend the difference elsewhere. If you are weighing pool or no pool, read beach pool villa versus water pool villa. What a meal plan covers is explained in what an all-inclusive private-island resort includes.
