Maldives accommodation explained: resort, hotel, guesthouse or liveaboard?

The Maldives has four very different kinds of places to sleep, and the one you pick shapes the whole trip.

Last reviewed 12 October 2026Prices researched 11 October 20265 min

Quick answer

The Maldives has four stay types. A private-island resort is one hotel on its own island, from about USD 300 a night before tax. A guesthouse sits on an inhabited local island from about USD 60 a night, with local rules and no alcohol. Hotels in Male and Hulhumale suit transit nights, and a liveaboard is a boat for snorkellers and divers who want to move between sites.

Key facts

  • Green Tax, resort

    USD 12

    Per guest per night

  • Green Tax, small guesthouse

  • Tax uplift on room rate

The Maldives offers four kinds of accommodation: private-island resorts, guesthouses on inhabited local islands, hotels in Male and Hulhumale, and liveaboard boats. They differ far more than hotels do in Langkawi or Bali, because each one changes how you eat, move and spend your days.

This page explains each type in plain terms, then gives a suitability matrix so you can match one to your trip. For deeper choices, the resorts and stay choices hub groups every related guide.

What are the four types of Maldives accommodation?

The short answer: one island per resort, many guesthouses per local island, city hotels near the airport, and boats that move between atolls. All four appear on the Ministry of Tourism's register of tourist facilities.

Private-island resort. One resort occupies its own island. Your room, meals, activities and transfer all come from the same operator, and alcohol is available.

Guesthouse on an inhabited island. A small hotel on an island where Maldivians live, such as Maafushi or Thoddoo. Rooms are simpler, prices are much lower and local customs apply.

City hotel. Hotels in Male and Hulhumale, close to Velana airport. Most travellers use them for a night before or after a resort stay rather than as the holiday itself.

Liveaboard. A cruise boat with cabins that moves between dive and snorkel sites for several nights. Meals and guided trips are usually bundled.

How do the stay types compare side by side?

Resorts cost the most but need the least planning, while guesthouses cost the least but ask more of you. The table uses 2026 market bands per room per night before tax.

Add 10% service charge and 17% tourism GST to any room rate, which comes to about 28.7% on top. Green Tax is then charged per guest per night. Run your own numbers with the trip cost calculator.

What does each type cost in ringgit?

At RM4.09 per USD, a USD 100 room becomes about USD 128.70 after service and tax, or about RM526 per room per night. Green Tax for two adults adds USD 12 at a guesthouse or USD 24 at a resort.

Worked example for two adults, 3 nights, room only:

StayRoom rateAfter 28.7% taxGreen Tax, 2 guests x 3 nightsTotal in USDTotal in RM
Guesthouse at USD 90USD 270USD 347USD 36USD 383About RM1,570
Resort beach villa at USD 400USD 1,200USD 1,544USD 72USD 1,616About RM6,610

This excludes flights, meals and transfers, which add much more at resorts. Treat bands as guidance only, because rates move by season and offer.

When does a hotel in Male or Hulhumale make sense?

Book a city hotel when your flight lands too late for your onward transfer. Seaplanes fly only in daylight, so if you land after about 15:30 you usually cannot reach a seaplane resort the same day.

Batik Air's KUL flight lands around 21:55, which makes a Hulhumale night almost certain for seaplane resorts. AirAsia (about 09:50) and Malaysia Airlines (about 11:25) usually connect the same day. The Hulhumale accommodation guide covers the options.

Who should choose a liveaboard?

A liveaboard suits travellers whose main goal is time in the water across several reefs. You give up beach time and space, and cabins are compact.

It is less suited to non-swimmers, young children or anyone prone to seasickness. If you are weighing it against a resort with a good house reef, read resort versus liveaboard for snorkelling travellers.

Suitability matrix: which type fits your trip?

Use this as a first filter. Pick the row closest to your situation, then read the linked guide.

What should you check before booking any stay type?

Check these whichever type you pick:

  • Registration. Immigration asks for a paid booking at a registered facility.
  • Transfer. Who arranges it, how long it takes and the last departure time.
  • Price basis. Per room or per person, and whether service, GST and Green Tax are included.
  • Meals. Bed and breakfast, half board, full board or all-inclusive.
  • Local rules. Dress code and alcohol rules if you stay on an inhabited island.

Who suits each type best, and when to choose differently

Resorts suit couples and families who value ease and privacy above cost. Guesthouses suit travellers who want the Maldives on a smaller budget and do not mind simpler rooms.

If your budget is tight but you want one resort experience, a split stay usually works better than a cheaper resort far from Male. First-timers can start with what kind of accommodation a first-time visitor should book.

Questions travellers ask

Is a guesthouse in the Maldives safe for a Malaysian family?
Guesthouses are registered tourist facilities on inhabited islands where local families live and work. Families generally find them comfortable if they are happy with simpler rooms and modest dress in public areas. Check the room size, whether the beach is a bikini beach or family beach, and how the airport speedboat runs before you commit.
Can I mix two accommodation types on one trip?
Yes, and many Malaysians do. A common pattern is two or three nights at a guesthouse followed by one or two nights at a resort, or the reverse. The extra cost is a second transfer, so pick islands that sit in the same atoll or close to Male.
Does immigration accept any type of accommodation?
Maldives Immigration asks for a confirmed, paid booking at a registered tourist facility. Resorts, hotels, guesthouses and licensed vessels all qualify when they are registered. A private home or an unregistered room does not, so book through the property or a recognised agent.
Which stay type is best for halal food?
Guesthouses on local islands serve Maldivian food, which is Muslim by default, and have no alcohol. Resorts can prepare halal meals on request and many have Muslim staff, but kitchens also handle pork and alcohol. Ask the resort how halal requests are handled before booking.
